During this phase, we develop a preliminary construction schedule and scope of work based on the initial schematic drawings provided by the design team. Our approach involves gathering insights from selected subcontractors regarding timing, costs, value engineering options, and logistics.
We prioritize transparent communication, discussing our findings with the team to prepare a comprehensive summary that includes the project budget, schedule, clarified scope, and site logistics planning for ownership’s review. We collaborate closely with the design team’s selected MEP Engineer to establish design-build criteria for building systems, soliciting proposals that are competitive and aligned with project goals. Following a thorough review, the MEP subcontractor team is selected through an interview process and open discussion with ownership, ensuring seamless integration into the design team as construction documents are prepared.
Path Construction meticulously tracks costs throughout the preconstruction process, which will be billed during formal bidding or contract. Importantly, if we are awarded the entire construction contract and construction begins within six months of the preconstruction phase, any accrued preconstruction costs will be waived.
