Path Construction begins a new 9-story residential development at California & Division in Chicago’s Humboldt Park neighborhood

Path Construction is underway on a new nine-story, 83,000-square-foot residential building at the corner of California Avenue and Division Street in Chicago’s Humboldt Park neighborhood. The site serves as a pivotal point at the western gateway to the Paseo Boricua. The aim of the 1203 N California Ave project is to provide 64 affordable apartments to families in the community.

This new development, aimed at addressing the growing demand for affordable housing in the neighborhood, is being led by the Hispanic Housing Development Corporation. Designed by Pappageorge Haymes Partners, the building will include one, two, and three-bedroom units, catering to families of varying sizes. Additionally, the building boasts a range of attractive features such as first-floor amenities, indoor parking spaces, bicycle storage, a second-story outdoor terrace, and 3,200 square feet of retail space. The rain screen panels on the building’s north elevation will feature a mural by local artist Antonio Beniquez.

“The building responds to the distinguishing characteristics of its corner site,” Pappageorge Haymes Partners exclaims, “Division Street is an active commercial corridor and is fronted with a facade of traditional masonry materials articulated by entrances and storefronts. The wide walkways will accommodate outdoor market and cafe uses for ground-level tenants to engage with the passersby.”

The project will utilize a poured-in-place, post-tension concrete structure supported by concrete caisson foundations. The envelope is mainly comprised of brick veneer, cast stone, and phenolic panels while the roof includes a fluid-applied membrane and TPO roof systems with vegetated trays.

The building is situated on a logistically challenging urban site with several existing obstacles, including the presence of Chicago urban fill debris and neighboring buildings along the property line. Additionally, the site is located on the busy intersection of California Avenue and Division Street, causing truck and equipment access challenges. Due to the constrained nature of the site, a tower crane and a man and material hoist were warranted to lift the required materials and equipment safely and effectively.

Chad Myers, the Path Construction Project Executive overseeing the 1203 project, explains, “3D modeling and BIM coordination was utilized to pinpoint the precise layout and placement of the MEP/FP piping and equipment within the concrete structure. This meticulous pre-construction coordination allows us to maintain workflow and efficiency during the construction process by reducing field conflicts and downtime.”

Pappageorge Haymes Partners states, “The project will achieve a 100pt score following the Chicago Sustainable Development Policy designed to meet Energy Star; exceeding the Chicago Energy Code by 10%; providing a Green Roof; reducing indoor water usage by 25%; providing proximity to qualified transit services; providing EV vehicle charging ready facilities; and providing CTA digital display.”
