Cullinan Properties has partnered with Path Construction to build the largest multifamily development in the Chicago suburbs. Located in Joliet on Cullinan’s exciting new 310-acre mixed-use development, RockRun Collection, “The View” will comprise of fourteen, three-story, garden-style apartment buildings totaling 573 units spread across 30 acres. Centralized amenities for tenants include an outdoor pool, entertainment area, volleyball court, yoga platform, bocce ball court, cabana building, and a free-standing clubhouse with a gym.
Path Construction is currently collaborating closely with the design and ownership team during the pre-construction process. Feedback from manufacturers, suppliers, and subcontractors is ongoing as the team continues to refine material selections, structural systems, and finishes. This process will minimize the need for rework during drawing production, shorten the overall construction timeline, and enable the project to break ground ahead of schedule.

Path is leading the design-build MEP process and has begun integrating the engineering into the project during the schematic design and budgeting phase. This approach allows for a coordinated set of construction drawings and a better understanding of the final product by all team members at the start of construction. In addition, we are working alongside the municipality to align permit submission requirements and divide the permit packages into phases to allow construction to start before the design is complete.
